Water coming through the kitchen ceiling from the airing cupboard in the room above was a good sign something wasn't right with the boiler! We think it was a frozen outdoor pipe, which was then forcing condensed water through an overflow type tap inside, as it had nowhere to escape to. We tried to defrost the pipe, but didn't seem to fix the problem, and we couldn't use the boiler til it all thawed.
