A wet Oscar resting at the top of the stairs so he can keep an ear and eye out for me downstairs and my builder upstairs!

I will respond to all comments but it's been a busy day and one hell of an evening - all resolved now and I'll tell you all about it tomorrow!!! It's 10pm and I need to go lie down!!
