Ripe for development

I can see the estate agent's notes now. 
"Enjoy a leisurely breakfast and coffee before wandering down the garden to your private wooden jetty to cast off and have a relaxing morning fishing and pottering around on the river in your sail boat. Then head back home to your private mooring and a chilled glass of champagne.
