No apologies . . .

. . . for enhancing a dull evening.  We had a whole day without news of exchanging contracts, but late in the afternoon our conveyancer emailed to say that she had passed the file to a Title Lawyer (not heard of one of those until a couple of weeks ago) to check for exchange and completion.  Hurrah!

So I found another bit of straight road, pointing westish, and gave it some summer treatment.

Now to get the purchase exchanged and completed, but in the meantime we'll be living in the house for a token rent.
