Spoke to my Sister in Law on the phone to wish her a Happy Birthday - all well there near Portsmouth.

No 1 son phoned - he has found a flat to buy and is very excited.  We had a good conversation about negotiating the price and he is going to phone the estate agent tomorrow.  Good luck, L.
