Rancho Refurb - End is in sight.
Finally got the bathroom finished today. Well almost finished. Still have to caulk everything, a couple of bits to whack in with the finish nailer, and still need to find new faucet knobs, and then we're done. Essentially, it's a few 5 minute jobs left now which can wait until the place is a bit tidier.
Tomorrow I have a day fixing tenant properties, so not back to Rancho till Wednesday where-upon I have quite a short list of final jobs really. Not counting my chickens quite yet, but I really could be done by Friday. Really depends on how Wednesday goes.
Had another look round Border this evening. Hmm. My wife reminded me that it was 5 years ago that it got it's refurb, which explains why it's in such bad shape now.
It's livable, and tomorrow it'll be clean, but it's had a hard 5 years of (ab)use.
But that said it just needs paint for the most part and I really am considering making a start on it tomorrow evening.
The biggest issue is trying to work out where to start. Think I need to spend an evening prepping the walls (eg repairing them from door strikes and holes from pictures) and then get on with painting the whole place. Not sure whether to do one room at a time, or do bits in sections, e.g. all the cut ins, then painting walls, then trim work, or to concentrate on one thing at a time.
The annoying thing about this property is that the contractor 5 years ago sprayed the place - and never thought about protecting the white trim - they just painted it brown as well. And it's an oppressive semi gloss brown at that. Can't wait to cover that crap up. It probably looked good at the time.
