Well it turns out my brand new gas boiler installed 5 months ago -ish was not commissioned properly by the accredited engineer :O

Thus on a landlords gas safety check today this is the result .. failed on C)2 emission :O .
Cold showers all round ... even if i don't want a cold one ;).
