When my mum worked in the Forth Corinthian Yacht Club, its knobby neighbour had a salubrious premises overlooking the Forth.

Now the RFYC occupies a rather tatty seventies/eighties cube at the harbour and the FCYC is housed in couple of shipping containers across the strasse.
