Here we go again!

...from our gardener. Nice chap that always undervalues his work and that we always have to pay him a bit more.

He's been given the unenviable task of clearing out a house that had a bad tenant. House owned by an older friend of his, who is looking to dispose of this house now.

The house was trashed and our guy has already spent 5 days there. Still smells utterly rancid inside despite all his good effort.

But it's one of those moments that we've noticed where landlords say "screw this for a game of soldiers" and decide to retire. The owner is in his 70s and is looking to sell.

So a couple of calls and we have a meeting arranged.

Then.....in the evening we go to a real estate investment club to meet a couple who own 28 units. But more interesting is meeting the little old woman, smartly dressed, very unassuming; owns 46 units! She's getting on a bit and wants to divest of some of the duplexes she owns! Kerching!

All in all, we were offered 11 units today.
