The offending item......

This little pice of metal and plastic has caused me enough heartache and head aches over the past couple of years.... always fails at the worst time and upsets my tenants leaving them without hot water....

Its gone now!

Took a while to find the best way to work round it but it is now in the recycle bin never to bother me again... :-)
