Garden Open Day, Hammerwood House at Iping, early C19th, grade ll listed, originally Iping Rectory in the days when vicars had enormous stipends:) It has a 7 acre garden with yew and beech hedges, multi-coloured rhodies and azaleas. Woodland walks and fields complete with cross country jumps including a tricky water jump down in the woods.

Tea, taken on the terrace, is a serious business, with no thought for the gorgeous view of the South Downs.

A splendid sunshiny day....

I can see clearly now the rain has gone
I can see all obstacles in my way
Gone are the dark clouds that had me blind
It's going to be a bright, bright sunshiny day
