I was told during the summer that a fan fell out of a ceiling of a building that was about to go vacant. Couldn't do much whilst I was away, and we got the keys back yesterday, so decided to have a look.

No one could tell what it was, maybe termites, maybe wood rot, maybe carpenter ants....

....but the moment I stared into the abyss where the fan used to hang from I knew it was termites. The question becomes how much of the ceiling rafters they had eaten.

They haven't eaten all of it, and it is historic damage from what I can tell, but, they still chewed on nearly all the rafters, and several are in bad shape. Not worried about the roof coming down (it's a flat roof), but I do need to do a proper repair job though.

Which means all the Sheetrock down, insulation down, sister up new rafters, and maybe a new stud wall at on end for the new rafters to sit on. Nothing major.

On the bright side, once we have the new ceiling up, we can finish this one at the same time we finish the one I've been working on this week, eg make up popcorn once, spray one ceiling, and then head to the other house to do this one.

Looks pretty bad. Meh, won't take much to fix.
