Bathroom Done!
Quite pleased to get the bathroom on this property done. Still got to paint the ceiling though, but that will be done once we decide what to do with the roof - repair or replace. Bit of an unforeseen cost with the roof, but I'd rather we did it rather than reacting when a tenant is in. The other problem is that if we don't fix the leak, any ceiling fixes will be for nothing - and I really don't want to fix a ceiling whilst a tenant is in the house.
So bit of a tough decision in the next week to make about that.
Bathroom still needs it's final caulking as well, which will complete the room perfectly. It's very odd, but even with the new toilet, the new wallboard in places, the sink reattached to the wall, all the walls painted, skirting boards replaced, it doesn't look good until those skirting boards (base boards) go down.
And even then, until the caulking gets done, it still won't look properly completed.
Doesn't help that I've lost the toilet reservoir lid. It's around somewhere.
The wallboard isn't over all the walls, just the walls that might get water damaged from tenant use. The idea is very simple - when they look manky, they get pulled down and replaced. But the walls are kept away from the damp.
Caulking is one of the final jobs of the house.
Quite pleased as we've managed to save the pedestal sink and the bathroom vanity mirror and cupboard. Although the mirror has the silver de-laminating problem (I think it's de-laminating), it looks quite good. I didn't manage to save the faucet (tap) though as somewhere the mounting rails underneath have been lost??!!
You can't tell it from the photo but it took best part of an hour to fix the damn sink to the wall. Two screws that could only be reached by cuddling the whole pedestal and working by touch. Screw the left screw 4 turns, then the right one, repeat several times.
Next up is the kitchen. Not too worried about this being a long job as it's new kitchen counter, new sink, new plumbing, and laying a vinyl roll floor. And fixing a cupboard door or 4.
