The biggest issue with the new house

You can't see it in this photograph but the studs at the bottom, just to the right of the window are all rotted out. Unusually the wood has been eaten by termites as well although this is historical damage. Generally termites don't like damp wood, but theres no wood filings from carpenter ants which do like rotting wood.

Anyway, as you can see, we're already missing a floor joist, and frankly the next two aren't in great condition either.

The other thing rotted is the stud footer (the one that runs along the bottom), and the floor it is sitting on is totally rotted out. There is another piece under that - rotted out as well - but the main beam of the house looks ok at the moment.

So the question is what do I need to brace before I replace the footer. However, considering there is so much rot there - is any of it taking any load anyway?
